A landlord's two-bedroom flat that needed turning around between tenancies: a worn bathroom, patchy laminate, and a decade of scuffed paintwork. The brief was simple — durable, neutral and finished to a standard that would let the flat rent quickly.

We replaced the bathroom suite and retiled the wet areas, fitted hard-wearing LVT through the hallway, kitchen and living room, carpeted both bedrooms, and repainted the entire flat in a landlord-friendly scheme. Small plumbing jobs that would normally mean a separate contractor — a weeping kitchen tap, a slow-filling cistern — were simply folded into the schedule.

The landlord lives outside the North East, so progress updates went out by photo at the end of each week and decisions were handled over the phone. The flat was photographed for letting two days after handover and tenanted within the month.
